A new concept for Las Cruces in flexible office space

What can you do if you need office space but don’t want to rent an entire building or a large office? Maybe you need a few hundred square feet of office space instead of several thousand. What if you want to rent by the week or the month? What if you need a conference room for a meeting or retreat, but only want it for a day or a few hours?

Workspace 141 opened its doors in March to address all those needs, said General Manager Connor Pieratt.

The “flexible office space” offered by 141 is ideal – and affordable – for almost any kind of small business, he said, including someone starting a new business and individuals who simply would like to have a workspace outside their homes without breaking the bank.

The company provides offices that include a desk, chair and filing cabinet, Pieratt said. The client can add whatever he or she wants in terms of other furnishings, artwork, etc.

There is an attractive lobby with a receptionist at the front desk to guide visitors to a client’s office and collect mail and deliveries for that client. Phone service that answers with the client’s company name is also available, along with Wi-Fi and a large conference room that includes Zoom connections for online or hybrid meetings. There is also a work center that has a copy machine and a fax machine.

“It’s really high-end office space,” Pieratt said. “You pay for what you need.”

Clients have 24/7 access to their offices, he said, and are invited to networking events hosted by 141 every other month or so.

Workspace 141 occupies the ground floor at 141 Roadrunner Parkway. Its sister company, Steinborn Realty, is on the top floor. Both floors had been occupied by the realty company, but as some agents began working from home during the pandemic, co-founders John and Amy Hummer decided to open Workspace 141 in the newly available space, Pieratt said.
