January is here and 2025 is officially closed and in the books. The experts said this would be a slow year. They said we were headed to a housing recession. There were concerns about high interest rates and inventory levels.
Despite all the discouraging factors and headlines, I’m happy to report with December's numbers, Southern New Mexico outperformed last year’s total sales by 60 closings. Our market remains stable, and the economic signs are pointing to what could be an even stronger year in Southern New Mexico real estate.
In Southern New Mexico, buyer profiles still continue to be a healthy combination of local resident buyers, job related transplants, and buyers looking to either upsize or even downsize their homes if necessary. We also saw a small hike in investment-buyer activity this year.
December's days on market number may be a little high, however that's to be expected during the holiday month. Active inventory fell by almost 10% vs last year, putting anyone who is looking into selling their home in the driver's seat as they prepare for the upcoming spring buyer season.
Another encouraging factor to start the year is we are currently holding only 3.5 months of inventory, which is significantly lower than this time last year. This means buyers haven't seen as many options as they have in the last three months.
Our economy is showing great signs of improvement. Both buyers and sellers are ready to make some positive moves in the coming year. It’s still a great time to be a Las Cruces homeowner.
