Have you begun to wonder how the housing market will look next year as we begin to prepare for the holidays and put 2025 behind us?
Many homeowners want to know about current housing conditions, neighborhood activity, and how interest rates are affecting the current market, setting the stage for the beginning of the year.
After another 12 months of reviewing sales activity and speaking to other experts in Southern New Mexico and nationwide experts, here are three trends that can set the tone for next year.
Slow increases in home prices, but not large jumps
Nationwide home prices are only expected to see up to .5% increases. Southern New Mexico tends to perform a bit higher due to lower inventory and higher demand, especially in the first-time buyer's median price range.
In some areas, like Metro Verde or some of the northeast developments, demand will remain strong, keeping values up in these areas. The conclusion here is that we are heading toward a more stable market with values remaining steady and not seeing sharp increases.
If interest rates continue to decline, expect a boost in spring buyer activity
After a sluggish 18 months, there is optimism for a rebound in both existing home sales and an even bigger boost in new home sales if rates continue to drop. Incentives are still being offered to homebuyers entering the market, but interest rates must come down for this to happen.
We are starting to see buyers lock in just under 6% in recent weeks. Rates need to go down at least half a point in order for buyers who have been priced out of the market to return and start making offers on homes. If you have a median-priced home, you're in a great position to sell, especially to first-time buyers.
Inventory increases both in your neighborhood, and in new developments
While in 2025 we did see increases in inventory, it wasn't enough to generate better negotiating power for buyers. This could change in 2026.
While many homeowners were “rate locked” due to securing low rates during the pandemic, some experts are expecting to see more homes listed as buyers may want to downsize or upgrade to another home, whatever their situation is, you can expect to see more for sale signs in your neighborhoods next year, bringing a balance in negotiating power for both buyers and sellers.
For sellers, you will want to stand out more than ever as more choices will make themselves available. It will take good planning, pricing strategy and lots of prep work to get your home ready if you're considering putting your home on the market in 2026.
Final Thought
2026 is going to be very different from the last couple of years. It's going to be a great year with many positive signs for both buyers and sellers, but it will take a little more work and effort for anyone who wants to get top dollar for their home.
Be ready to negotiate. Expect a few surprises that could work in your favor. And most importantly, listen to the experts. Call your real estate pro, pay attention to national trends and put a plan together.
Looking forward to serving Southern New Mexico in the upcoming year. Happy Holidays.
